Fairfax House consists of the complete remodel and two storey upward extension of an existing nine storey former office building in the heart of Leeds’ Merrion Quarter. The distinctive 1970’s former office building, with distinctive vertical glazed and precast concrete façade, will be converted into 154 residential studio and one-bedroom apartments under permitted development rights.

BBA also achieved planning permission for a two storey rooftop extension containing 14 two and three bedroom apartments. The rooftop extension continues the vertical rhythm of the façade in contemporary gold cladding design.

The scheme also includes the creation of generous ground floor amenity spaces including a resident’s lounge, study rooms, private dining and gymnasium.
