The site is located within the suburbs to the west of York in the area of Holgate. The site was currently occupied by Holgate Working Men’s Club and is situated on New Lane, near the junction with Acomb Road.

To the west and south of the site is West Bank Park which is separated from the application site by a palisade fence and a mature hedge. To the north of the site is the Working Men’s club Steward’s house which will be retained and a narrow road which gives access to the garages for a number of houses which front onto Acomb Road.

Our proposals were to create a new social club at the front of the site to replace the existing Working Men’s Club. This building will retain the frontage to New Lane and provides a more compact and energy-efficient building. To the rear of the site are 6 No. three storey, three bedroom houses.
